All investors should consider a 1031 Exchange when they divest of one of their holdings, particularly if there is potential for replacing the asset with a “like kind” property. The 1031 exchange rule allows investors to defer capital gains payments and thus increases purchasing power regarding the next investment property.  There are, of course, limits and rules which must be strictly adhered to in order to conduct a 1031 Exchange, including:

      •  Identification Period: 45 days in which the seller must identify the replacement property.

 •  Exchange Period: 180 days to receive replacement property after sale of initial asset.
